CMA Template & Guide
A comparative market analysis has six sections, and they build on each other. Here is what belongs in each one, with example data you can model your own analysis on.
Section 1
Subject Property Details
Start with the facts everyone can verify. This section sets the baseline every comparison is measured against, so pull it from the MLS and public records rather than from the seller's memory.
| Field | Example |
|---|---|
| Address | 1204 Oak Street, Pasadena, CA |
| Square feet | 1,840 |
| Beds / baths | 3 / 2 |
| Lot size | 6,200 sq ft |
| Year built | 1998 |
| Condition / upgrades | Kitchen remodeled 2023, original baths |
Section 2
Comparable Sales
Closed sales from the last six months, within about a mile, in the same school attendance area, and within roughly twenty percent of the subject's square footage. Three to six is the working range.
| Address | Sold | Price | Sq ft | $/sq ft | DOM |
|---|---|---|---|---|---|
| 1188 Oak St | Jul 2026 | $712,000 | 1,790 | $398 | 9 |
| 88 Vine St | Jun 2026 | $698,500 | 1,820 | $384 | 14 |
| 3310 Ridge Rd | May 2026 | $735,000 | 1,910 | $385 | 6 |
Section 3
Adjustments Grid
Adjust each comp toward the subject. If a comp has something the subject lacks, subtract its buyer-perceived value; if the subject has it and the comp does not, add. Adjusted prices should cluster tighter than raw prices.
| Comp | Raw price | Adjustment | Reason | Adjusted |
|---|---|---|---|---|
| 1188 Oak St | $712,000 | +$8,000 | Subject has remodeled kitchen | $720,000 |
| 88 Vine St | $698,500 | +$15,000 | Comp has smaller lot, no garage | $713,500 |
| 3310 Ridge Rd | $735,000 | -$12,000 | Comp has third bathroom | $723,000 |
Section 4
Active & Pending Competition
Sold comps tell you where the market was. Actives are what your seller competes against today, and pendings are the closest read on what buyers are accepting right now.
| Address | Status | List price | Sq ft | DOM |
|---|---|---|---|---|
| 905 Laurel Ave | Active | $749,000 | 1,880 | 41 |
| 2210 Bell Ct | Active | $729,000 | 1,770 | 12 |
| 47 Palm Dr | Pending | $719,000 | 1,850 | 8 |
Section 5
Market Trends
Quantify leverage. Absorption rate is active inventory divided by monthly closed sales; under three months favors sellers, over six favors buyers. Pair it with the days-on-market and list-to-sale trend.
| Metric | Current | 6 months ago | Direction |
|---|---|---|---|
| Active inventory | 34 homes | 51 homes | Falling |
| Monthly closed sales | 14 | 12 | Rising |
| Absorption rate | 2.4 months | 4.3 months | Seller's market |
| Median days on market | 11 | 23 | Faster |
| List-to-sale ratio | 99.4% | 97.1% | Strengthening |
Section 6
Price Recommendation
Close with a range and a rationale, not a single number handed down without support. Name the strategy — priced to compete, priced at market, or priced for a premium — and what each one costs in time.
| Scenario | Price | Expected outcome |
|---|---|---|
| Aggressive | $705,000 | Multiple offers likely within 7 days |
| Recommended | $724,000 | Offer in 10–14 days at or near list |
| Ambitious | $749,000 | 30+ days, likely price reduction |
